As a potential home buyer
in Colorado, you need to know . . .
* Only a portion of currently available houses are shown on the internet.
(Statistics show between 30 and 50 percent of
the available properties are not on the
internet)
* Many of those
are already under contract e.g. SOLD
(20-40 percent)

Colorado real estate laws differ significantly
from laws in all other states.
Here's one example. Under Colorado Law there are three types of
relationships consumers can have with a real
estate broker (three
types of "agency" relationships):
1) Seller's Agents - those under contract and working
specifically for the seller. These people
are listed on the for sale sign in the front
yard. These people specifically and
legally Do Not represent the interests of the
buyer.
2)
Buyer's Agents - those under contract and working specifically for the
buyer.
3)
Transaction Brokers - those who are not
under contract with either a buyer or seller ~ and are not
specifically or legally representing either the seller or buyer, but remaining neutral during a transaction.
